Why Commercial Roofing Is a Different Job

Commercial roofs are not just bigger residential roofs. They have different membranes, different drainage, different structural considerations, and different business requirements.

The roof is usually flat. Most LI commercial buildings have flat or low-slope roofs. That means single-ply membranes (TPO, EPDM, PVC) or built-up systems instead of shingles. The installation and repair techniques are completely different from residential.

HVAC lives on the roof. Commercial roofs carry condensers, air handlers, ductwork, and exhaust fans. Every penetration is a potential leak point. We flash around HVAC equipment properly and coordinate with your HVAC contractor.

Business keeps running. You cannot close a strip mall for a week while the roof gets done. We phase the work, work weekends, start early, and minimize disruption to your tenants and customers.

Bigger dollar, bigger consequences. A leaking commercial roof damages inventory, equipment, and tenant relationships. We respond fast to commercial leak calls because the cost of delay is higher.

Commercial Roofing Services

Full roof replacement. Strip the old membrane, inspect and repair the deck, install new insulation and membrane. TPO, EPDM, PVC, modified bitumen, built-up, or metal depending on the building.

Roof repair. Leak diagnosis, seam repair, flashing replacement, drain clearing, patch work. Most commercial repairs are completed in 1-2 days.

Roof coating. Silicone or acrylic roof coatings over existing membranes to extend life by 10-15 years without a full tear-off. Good for budgets and for roofs that still have structural integrity.

Preventive maintenance. Semi-annual inspection programs that catch small problems before they become big ones. We check seams, flashings, drains, and HVAC penetrations.

Emergency repair. Active leaks, storm damage, and structural concerns. Same-day response for commercial emergencies.
