Why We Know Plainview Roofs
Plainview is a classic postwar Long Island community in the heart of Nassau County, built primarily between the mid-1950s and mid-1960s. Our Melville base is less than 10 minutes away, and we have roofed homes on streets throughout the area from the Plainview Road corridor to the Old Bethpage border.
The housing stock is predominantly 1950s-60s split-levels and ranches, many of which have been expanded over the decades with additions, dormers, and raised rooflines. Morton Village, the area between Manetto Hill Road and Round Swamp Road, features some of the largest expanded homes in the community. Along the Old Country Road commercial area, we also handle flat-roof work for local businesses.
Most Plainview homes are now on their second or third roof. The original roofs were replaced in the 1980s or 1990s, and many of those replacements are now 25-35 years old and reaching end-of-life.
Plainview Roofing Considerations
Split-level low-slope sections. The classic Plainview split-level has a low-slope section over the middle level. These areas are prone to ice damming and require proper underlayment, typically ice-and-water shield from eave to ridge on the low-slope plane. We see failed low-slope sections on roughly 35% of Plainview jobs.
Addition tie-ins. Many Plainview homes have had rear or side additions built in the 1970s-1990s. The tie-in between the original roofline and the addition is a common leak point. We inspect every tie-in carefully and re-flash as needed during full replacements.
Permits. Plainview falls under the Town of Oyster Bay building department. Permit turnaround is typically 7-12 business days. We pull every permit and handle the inspection scheduling.
Double-layer tear-offs. Like neighboring Hicksville, many Plainview homes had a second layer of shingles installed over the original. Two-layer tear-off adds $1,500-$3,500 to the project depending on roof size.
