How Much Does a Roof Replacement Cost on Long Island in 2026?

I get asked this question on every estimate call. Here are the real numbers from the 1,850 roofing jobs we have done across Nassau and Suffolk since 2014, with none of the "it depends" evasion you get from other contractor websites.

The Quick Answer

For a typical 2,000 square foot roof on a Long Island home:

  • Asphalt shingle (GAF Timberline HDZ): $12,500 to $22,000
  • Premium architectural shingle: $15,000 to $28,000
  • Designer shingle (Grand Canyon, Presidential): $22,000 to $38,000
  • Standing seam metal: $18,000 to $34,000
  • Flat roof (TPO, per 1,000 sqft): $8,000 to $14,000

These ranges include full tear-off, new underlayment, ice and water shield, drip edge, ridge vent, flashings, permit, disposal, and our 10-year workmanship warranty. They are 2026 prices for the Long Island market, not national averages.

Why Long Island Roof Replacement Costs More Than National Averages

Every home improvement website quotes national averages. Those numbers are useless on Long Island because LI has four specific cost factors that do not apply in most of the country:

Labor costs. Long Island labor rates for skilled roofing crews run 20-35% above the national average. A crew member in Suffolk County earns more than a crew member in Charlotte or Phoenix. That labor cost feeds directly into your quote.

Disposal costs. Dumpster rental and debris hauling on Long Island run approximately $800-$1,500 per job. In many other markets, this is $400-$700. The island has limited landfill capacity and higher tipping fees.

Permit fees. Nassau and Suffolk towns charge permit fees based on project value, typically $200-$600 for a residential roof replacement. Some less-regulated markets have no permit requirement at all.

Insurance and overhead. Contractor insurance (general liability, workers comp, auto) costs more in the NYC metro market. Our $2M liability policy costs more than the same policy would in suburban Atlanta.

The result: A roof that costs $9,000 in a mid-market suburb costs $13,000-$18,000 on Long Island for the same materials and scope. The material cost is roughly the same nationwide. The labor, disposal, and overhead are the differentiators.

Asphalt Shingle Roof Replacement: Detailed Pricing

Asphalt architectural shingles are the most common roofing material on Long Island. Here is what you can expect to pay in 2026:

Entry-level architectural (CertainTeed XT25, 3-tab equivalent)

  • 2,000 sqft: $10,000 - $14,000
  • Notes: We do not recommend this for most homeowners. The material is thinner, the warranty is shorter (25 years vs lifetime), and the curb appeal is noticeably less. It is appropriate for rental properties, flip projects, and situations where budget is the primary concern.

Standard architectural (GAF Timberline HDZ, CertainTeed Landmark, Owens Corning Duration)

  • 2,000 sqft: $12,500 - $22,000
  • Notes: This is what we install on 70% of our jobs. Lifetime limited warranty, 130+ mph wind rating, dimensional profile with shadow lines. The price range is wide because the job complexity varies: a simple ranch with a walkable pitch and one layer of old shingles costs $12,500-$14,000 to roof. A steep colonial with dormers, valleys, and two layers of tear-off costs $18,000-$22,000.

Premium architectural (GAF Timberline AS II, CertainTeed Landmark Pro)

  • 2,000 sqft: $15,500 - $25,000
  • Notes: Heavier shingle weight, enhanced algae resistance, improved warranty terms. Worth the upgrade for homes with heavy tree shade (algae develops on shaded slopes) and homeowners who want the best standard shingle available.

Designer (GAF Grand Canyon, CertainTeed Presidential Shake, Owens Corning Berkshire)

  • 2,000 sqft: $22,000 - $38,000
  • Notes: Thick, dimensional shingles designed to mimic wood shake or natural slate. Striking on the right house. These are premium products with premium installation requirements (heavier, more labor-intensive, specific nailing patterns). We install these on about 10% of our jobs, typically on higher-end homes in Huntington, Garden City, Oyster Bay, and the North Shore.

The 8 Things That Move Your Roof Price

1. Roof pitch. A 4/12 pitch (gentle slope) is walkable and fast. An 8/12 pitch (steep) requires roof jacks, safety harnesses, and slower labor. Steep pitch adds $2,000-$5,000 to a typical job.

2. Number of layers. Code allows one tear-off. If you have two layers of existing shingles (common on Long Island homes roofed in the 1990s and then overlaid in the 2000s), the extra tear-off adds $1,500-$3,500 in labor and disposal.

3. Dormers, valleys, and hips. Every dormer, valley, and hip adds flashing complexity and labor time. A simple gable roof is the cheapest to install. A cross-gable with 4 dormers and 6 valleys costs significantly more per square foot.

4. Decking condition. We cannot know the decking condition until the old shingles come off. Soft, delaminated, or water-damaged decking gets replaced at $85/sheet (OSB) or $125/sheet (plywood). Most jobs need 0-4 sheets. A badly neglected roof might need 15-20 sheets, which adds $1,200-$2,500.

5. Chimneys and skylights. Every chimney needs the old flashing stripped and new counter-flashing installed ($450-$1,200). Every skylight needs the flashing kit replaced ($400-$1,200). A house with two chimneys and three skylights adds $2,000+ to the job.

6. Ventilation upgrades. If we are converting from box vents or gable vents to continuous ridge vent (which we recommend on almost every job), that adds $300-$800 in material and labor.

7. Access and staging. A ranch with a flat driveway and no obstacles is easy. A colonial surrounded by mature trees, a fence, and a detached garage on a dead-end street is harder. Staging complexity affects labor cost.

8. Material choice. Standard architectural shingles cost roughly $90-$120 per square (100 sqft) at contractor pricing. Designer shingles cost $180-$280 per square. Metal panels cost $250-$450 per square. The material itself is typically 30-40% of the total job cost.

Does Nassau Cost More Than Suffolk?

Slightly, yes. Nassau prices run 3-8% higher than Suffolk for the same scope of work. The reasons:

  • Nassau labor rates are marginally higher (closer to NYC)
  • Nassau permit fees average slightly higher
  • Nassau disposal costs are higher (fewer landfill options)

Example: A standard GAF HDZ replacement on a 2,000 sqft colonial in Massapequa (Nassau) might run $17,500. The same house, same materials, same scope in Commack (Suffolk) might run $16,200. Not a huge difference, but consistent.

How to Compare Roofing Quotes on Long Island

When you get three quotes (and you should get at least three), compare them on these line items:

  1. Tear-off: Is it full tear-off or overlay? Full tear-off is correct. Overlay is a shortcut.
  2. Underlayment: What type? Synthetic is standard. Felt paper is outdated.
  3. Ice and water shield: Where is it going? Eaves, valleys, and penetrations minimum. Full deck is premium but not always necessary.
  4. Drip edge: New on all eaves and rakes? Or reuse old drip edge? New is correct.
  5. Ridge vent: Included? Or are they keeping your old box vents?
  6. Flashing: New chimney flashing? New step flashing at walls? Or "sealed with roof cement"? New metal is correct. Roof cement is a patch, not a fix.
  7. Warranty: What workmanship warranty? 2 years (minimum legal)? 5 years? 10 years? What manufacturer warranty?
  8. Permit: Included? Or will they "skip it to save you money"? Permits are required by law. Skip the contractor who suggests skipping the permit.
  9. Disposal: Dumpster and haul-away included? Or extra?
  10. Nail sweep: Magnetic sweep of the property after the job? Or left for you to find?

The cheapest quote is almost always missing something on this list. Ask specifically about each item before signing.

How to Pay for a Roof Replacement

Most homeowners pay for a new roof through one of four methods:

Cash or savings. The simplest option. No interest, no payments. About 35% of our customers pay this way.

Home equity loan or HELOC. Borrows against your home equity at relatively low interest rates. Good for larger projects. About 30% of our customers.

Contractor financing. We partner with lending providers to offer fixed-rate financing with no-prepayment-penalty terms. About 25% of our customers.

Insurance claim. If the roof was damaged by a covered event (storm, tree, hail), your homeowner's insurance may cover part or all of the replacement. We handle the documentation and work with your adjuster. About 10% of our customers.
